Booking Terms & Conditions
We are pleased you are considering The Old Rectory at the Pudleston Estate for your next holiday. We ask that you read our booking terms and conditions thoroughly, as once the deposit has been received, we consider you to have entered into a contract with ourselves.
Booking Conditions

You must be aged 18 or over to book The Old Rectory.

The maximum amount of guests (inclusive of children) that can be accommodated at The Old Rectory is 22. Please contact us prior to booking to discuss if further guests can be accommodated.

The Old Rectory should be occupied by the person named on the booking and their companions as a condition of booking.

When you book through our website a confirmation email will be sent to the email address provided and a deposit of 10% is required to secure the booking. If you have not received your booking confirmation email within 24 hours of placing the booking contact us using the email address on our website. (Please ensure you have checked your junk folder prior to contacting us).

The deposit is non-refundable.

We accept most major credit or debit cards via our website.

The remainder of the balance is due 30 days prior to the arrival date. Should the booking be placed within 30 days of the arrival date then the full balance will be due immediately.

In the event the outstanding balance in not paid within 30 days of the arrival date, then we will consider this be a cancellation and our cancellation policy will apply.

If you request to amend a booking, we will endeavour to accommodate the request, but cannot guarantee that we will be able to do so.
Cancellation Policy

In the event you need to cancel the booking, this can be done up to 30 days prior to the arrival date. However, you should be aware that the deposit will not be returned.

Cancellation will only be accepted as valid if it is received in writing from the email address connected with the booking.

Refunds will be made via the original payment method.

If cancellation occurs within 30 days of the arrival date, then the full balance remains payable. Please note we will endeavour to rebook The Old Rectory to other guests, and if we are successful, we will return the funds, less the deposit.

The Pudleston Estate reserves the right to cancel the booking at any time in the event that the property is not habitable, (including but not limited to flooding, health and safety concerns). All funds will be returned to the client (unless the client is breaching the cancellation policy themselves).

If you are unable to get to the property due to extreme or adverse weather the full payment will be forfeited.

We recommend that you obtain relevant travel insurance prior to making a booking with us.
COVID Policy

If there are nationwide restrictions put in place by the Government resulting in guests being unable to stay at the property you will be fully refunded.

If there are localised travel restrictions put in place by the Government resulting in guests being unable to travel to the property you will be fully refunded.

If guests have COVID and are unable to travel to the property, no refund will be offered.

If guests become aware that they have COVID during their stay they should notify us immediately using the contact details provided.

If guests cut their stay short because they have COVID, no full or partial refund will be offered.
-
In the event a guest is unable to safely leave on their departure date, then they will be liable for the additional costs of extending the stay.

We recommend that guests obtain relevant travel insurance prior to booking The Old Rectory.
Parking

There is a private car park on site. Sleeping in vehicles or camper vans is not permitted on site.
During the stay
-
Check in is from 15:00 and check out is at 11:00 promptly. Should guests be late to check out further charges for the use of the accommodation may be applied.

Guests who are unruly, abusive or excessively loud will be asked to leave and no refund will be offered.

Candles, incense sticks, tea lights or other products with an open flame are not allowed.

There are a number of fireplaces in the property. These are for display only and should not be used.

Smoking and vaping are prohibited inside the property. If it is evident that there has been smoking in the house, a cleaning charge may apply. Guests are welcome to smoke in the garden and outdoor areas. Please do not litter the garden and flower beds with cigarette butts.

Fireworks, Chinese lanterns and campfires are prohibited.

Please do not stick anything to the walls in the house including sellotape and blue tac.

There is a lake with deep water within close proximity of the property where guests are welcome to enjoy a walk. Please do not enter the lake and take relevant safety precautions when close by, particularly with children and dogs.

The Pudleston Estate does not accept any liability for any accident, damage, loss, injury or expense incurred during the stay at The Old Rectory.

If any of the amenities or equipment break, contact us using the contact details provided and we will endeavour to fix it during the stay.

Guests are welcome to use electrical equipment, such as chargers, laptops, hair dryers and hair straighteners. These should be in good working order and be turned off when the property isn’t occupied. We request that you use the heat proof mats provided for hair straighteners. These are available in all of the bedrooms.

Possessions are left in the property or vehicles at guests own risk.

Please ensure all doors and windows are locked and lights are switched off when the house isn’t occupied.

The Old Rectory maintains a comprehensive inventory of all items in the property. Should there be any breakages or damage during your stay please let us know. Guests will be charged for any items that are broken, removed or lost during the stay.

Dogs
-
Assistance dogs are welcome at The Old Rectory.

The Old Rectory welcomes up to two small/medium well-behaved dogs.
-
No other pets or animals are accepted.
-
We should be notified in advance of your stay if you intend to bring any dogs at the point of booking.
-
Dogs are to stay downstairs, and are not allowed upstairs. They are not permitted on any furniture including beds, sofas, chairs and on soft furnishings.
-
Should there be evidence that the above has been breached, for example whereby there is excessive dog hair on sofas or beds, then additional cleaning charges may be applied.
-
Guests should be aware that the garden is unfenced, so dogs should be kept on leads at all times. Given the rural location, guests should be mindful there is wildlife and farm animals in close proximity, so dogs need to be under control at all times.

All dog mess should be collected and disposed of in the rubbish bins provided.
-
Dogs should not be left in the property or parked vehicles unattended at any time.
-
Please bring any relevant equipment for your dogs including bedding, bowls and towels.
-
It is the owner’s responsibility to ensure dogs are kept under control and ensure no harm comes to people or animals.
-
All dogs must be up to date with relevant injections, worming and flea treatments.
After the stay

If we locate possessions that guests have left behind then we will endeavour to return these, but postage and packaging will be at the guests’ expense. Or, for larger items guests can collect these. We will hold the items for up to 28 days.
Complaints
-
We request that if you encounter any problems during your stay you bring them to our attention at the earliest possible convenience. We will endeavour to do everything we reasonably can to fix the problem during your stay. Should a complaint be raised after your stay for something that could be reasonably rectified during the stay then no recompense will be offered.
General

The Pudleston Estate reserves the right to change the booking conditions at any time.

Prices on our website may change from time to time and are non-binding. However, the price quoted in the booking confirmation should be considered binding.
